Florida Homestead Exemption Service in Broward County

Property owners in Florida may be eligible for the Homestead exemption (which includes the 3% cap) as well as additional exemptions that can help in reducing your assessed and taxable value, year over year. These exemption(s) will affect your commensurate tax liability for the life of your ownership of your home.

All legal Florida residents are eligible for a Homestead Exemption on their primary or permanent home, residential condominium, Co-op apartment and certain type of mobile home lots, if they qualify.

If you own property in Florida and your property is your primary residence, you are eligible for a 3% cap on any increase of your property’s assessed value, year over year. The commensurate taxes as a result, can only rise 3%, based on the millage rate in the municipality that the property is located in; regardless of market conditions.

You are entitled to Homestead Exemption if, as of January 1 of each year, you the property owner, has made your home your permanent residence or the permanent residence of a person who is legally or naturally dependent. January 1st of each year is the date when permanent residency is determined, by law.

Timely filing period for Homestead exemption starts September 19th through March 1 of the following year (by way of example) 2023. The absolute deadline to file a late file (in this example 2023) is September 19, 2023. After the September 19th filing deadline; by Florida Statute (Fla Statue 196.011(8), you are precluded from filing for 2023. After September 19th, your application will apply for the tax year of 2024.

ITEMS NEEDED WHEN FILING FOR HOMESTEAD EXEMPTION IN Broward County

  • All owners occupying the property as: Tenants in common (proportional share of co-owner) must file on jointly help property.
  • Married couples (tenants by the entirety
  • Joint tenant with right of survivorship

DOCUMENTS NEEDED:

  • Proof of ownership – recorded deed
  • Property held in trust – submit notarized certificate of trust of copy of trust agreement
  • Proof of permanent residency BEFORE January 1st which is beginning of new tax cycle, for which you are filing
  • A Florida Drivers license or a Florida ID card is required.
  • For non-U.S. citizens, items listed above and proof of permanent residency.

You will not be eligible if:

If you have Homestead exemption on another property, in another city, county, state or other country, that you also currently own YOU WILL NOT BE ELIGIBLE to apply for Homestead exemption in any county in the State of Florida.

Once your property has Homestead status your ASSESSED VALUE (taxes based on millage rate of municipality) cannot exceed more than 3% year over year, regardless of market value. Non-Homesteaded property assessments will rollover 10%, year over year (taxes influenced by millage rate of municipality). It is very important, if you can, to apply for Homestead ASAP, as savings of real estate taxes are very real, short term and long term.

ADDITIONAL EXEMPTIONS:

  • $500.00 disability exemption – letter or certificate from licensed Physician or from other governmental agency showing total permanent disability
  • $500.00 disability exemption for blind persons. Certificate from Division of Blind Services.
  • $500.00 widow exemption persons – proof of death of spouse
  • Additional low-income senior exemption – total household adjusted gross income $32,561.00 or lower
  • $5,000.00 Veterans disability exemption
  • Additional exemption for low-income seniors
  • Historic property exemption
