What
is the legal deadline for tiling, an appeal of my assessed value?
Usually the second or third week in
September. You will receive your T.R.I.M. or Notice of Proposed
Property Taxes after August 18. Look on that notice for the
deadline date.

What
does it cost me to appeal my taxes?
There is a filing fee of $15.00 per
property, paid for by the property owner.

When
may I expect to have my case heard?
The County Value Adjustment Board schedules
your hearing by computer. Your petition
maybe he heard anytime from late October to September of the
following year.

|
Should
I pay my taxes early and take advantage of the monthly discount
rates, or should I wait for the results of the hearing?
Always pay your property taxes as soon
as possible. There is a chance that the appeal may he unsuccessful,
and that you may be assessed penalties upwards of 1.5% for not
paying on time. Do not wait for an expected outcome before paying
your taxes.

If
I paid my taxes in November, and we prevail at the hearing what
happens?
You will receive a refund check from
the county Tax Collector office for the difference between what
you paid in, and what the adjusted taxes are, minus the November
4% discount.

If
I file and appeal for an adjustment in the assessed value of
my property and I do not not pay my taxes in anticipation of
a successful appeal, and we prevail, what happens?
Do not pay your taxes until you receive
a new or adjusted tax bill from the county, based on the November
4% discount. You have only 30 days to pay the adjusted amount.
If you wait longer, then you may be assessed penalties.

If
my appeal is successful or unsuccessful, can I expect to have
my assessed value increased automatically next year?
Not necessarily. The evidence discussed
at the Value Adjustment Board hearing has little to do with
increases in your assessed value for the next year. The Property
Appraiser's analysis of the market conditions, where your property
is located, is the determinant factor. Every year stands on
its own.

Can
the Special Master presiding, raise my assessment?
No ( by law ) he/she can only lower
the assessment, based on the evidence presented at the hearing,
or sustain the assessment at the current level.

What
kind of evidence is needed to show that the Property Appraiser's
office is incorrect in their assessment of my property?
After your petition is filed with the
value adjustment board, I will contact you so that we may start
mapping out a strategy for a successful appeal. Evidence needed
may include but not be limited to surveys, rent roll information,
income and expense statements, closing statements, documents released to zoning, existing appraisal or environmental
reports, if applicable. |
