What We Do:

  • The first step is to contact us by telephone (Miami-Dade County – 305-937-0525; Broward and Palm Beach Counties – 954-981-8332) or inquire by e-mail.
  • The second step after consultation is to enter into a contingency fee agreement for our services.
  • Third step is to file a petition(s) on your behalf. Filing fee is $40.00 per petition with the county Value Adjustment Board that property(s) is located in. Filing your petitions places your appeal on the docket for a hearing.
    There is a petition filing deadline in Miami-Dade County and Broward County by September 18th (depending on calendar). Palm Beach County usually has filing deadline by September 14th
  • Fourth Step We wait for a hearing to be scheduled by the county Value Adjustment Board. Hearings usually take place between the first week of October to May of the following year (2023).
  • Fifth Step – when we receive a hearing date (notice is 25 days prior to the actual date of hearing), I will contact you, the client, to discuss and gather all information that will be relevant to your case, including 2021 tax returns, profit and loss statements as well as 2021 rent rolls; analyze all of it to arrive at a value for your property. I will come out to your property, inspect and take relevant pictures for our evidence package. We have to submit all of our evidence to the Property Appraiser within the first 15 days from receipt of hearing notice. The Property Appraiser will then exchange his evidence with ours for our review.
  • Sixth Step upon receipt of the Property Appraiser’s evidence we study his evidence. We Compare his evidence to ours and defeat his comparable sales and income analysis.
  • Seventh step Ask you to attend the hearing as an option. Many of my clients come and or engage in the discussions at the hearing. Very helpful!
  • Eighth Step – At the hearing the magistrate (judge) will listen to the evidence of the Property Appraiser and the taxpayers evidence. The magistrate will decide which party has the more correct value of the property. The Value Adjustment Board will send me a notice of the magistrates decision 2 weeks after the hearing.
